Ken, after joining the Inner Circle, I wrote a Marketing campaign on a legal pad and had every intention of following it. I failed to follow through.
So Monday I put my marketing campaign onto my computer and printed it out. I then created and printed out my mailing schedule. I then created a 9 week marketing calendar with each day along the top row and each marketing piece in the far left column. All of these are on a clip board on my desk, so I know what, when, and how many pieces need to go out on a daily basis.
This is the first step to achieving my goals and not an option. This brings clarity and focus and is a constant reminder of what needs to be done in order for me to reach my goals. Keeping track of this will allow me to track what I have done and give me a reference point for what I need to do to continue on my path to success.

Your sample "office spread sheet" was very, very helpful, thank you. I have it up and running for 2006 and 2007. But now I need something similar for keeping track of clients and realtors. I know, I know you sent one once before but I cannot locate it in my files or on your website.
The office spread sheet is very eye opening. But I'm happy to say that my business to date this year is double last years to date and I have not implemented as much of your program as I wanted to yet. Shame on me. However, I have gotten several things straightened up. I'm anxious to see what happens when I get the rest of the systems going that I have on my agenda. My goal is 40 inspections per month consistently.

Hi Ken,
I wanted to let you know my progress after sending the broker letter. I have had six inspections from that office and the meeting was one month ago. One of the agents told me that he would not recommend my competitor (the 199.00) guy anymore. That was really great to hear. The other office that I have my chocolate house in is still not giving me much business. The good news is I have a meeting set with them on June 26. I believe after that meeting I can get them to start referring me more.
I listened to the CD about Marketing in Rural Areas and received a lot of good nuggets. I am at 32 inspections for the year already 20% more than last year. I am not where I want to be, but with all your help and information I will get there of that I am sure. I am still not getting the agents to give me testimonials like I need. If you have any ideas on what I can try please let me know. Again thanks for all that you have done and I will keep you up-dated.

Ken, Thanks for the advice, this is good stuff. With about 100 agencies in a 5 county area I estimate that there are about 350 agents. I'm going to send out 100 letters by Tues next week. I'll put the guarantee on 50 and 50 without. My wife and I talked it over and we feel that while there are some people who would take advantage most would not.
Since what I've been doing hasn't been working I'm going to try your way, I think I may have to break out of the box I've put myself in and try some new stuff. For the few large agencies in this area I'll differentiate between brokers and agents but for offices around here that are 5 people or less (which are many) I know the brokers are selling, so I'll send them the same material and see what happens. I'll talk to you next week.

I just wanted to keep you posted on the results of my first direct mail campaign. I sent the endorsement letter to three of my top producing offices and trickled them in through all of last week. As of today, now it hasn't even been a full week; I have scheduled two inspections from agents that never new about my company until that letter. Just wanted to give you an update on my business. Today is June 12th. Between the inspections I have done and what I have scheduled I am at 21 Inspections I am booking into next week. The Direct mail piece, email's and the goodie house all are working great. I am meeting more agents' everyday.
Last Month I did 35 Inspections I am so close to my goal I can Taste It. Thank You for all of your help with the marketing materials and your ideas. The next thing I am going to start using is the lottery ticket. I have been talking it up with the agents and they love the Idea. Also the meeting went great with the Prelisting letter. I will keep you posted on that front.
Like you always say get a plan work the plan. I have seen an increase in my business and I have only been using your system for a few weeks so Look Out. My end in mind is Bring wife Home, Have Lunch with you and then Hire another inspector. It is nice to have goals and see them meet or exceeded. Thanks!!!!!!!!!!!!!!!!!!!!!!!!!!

Good Evening Ken!
Here is the letter I received this afternoon, three hours after my Sales Meeting with Re/Max Integrity. Keep in mind this was my first such meeting. I also received a call from another agent informing me that she will be adding me to her vendor list as well.
"Hi David, Saw you at the Re/Max meeting today --- was impressed with what you had to say & will give you an opportunity to do inspections for my buyers ---- at the moment I do not have any new "potential" ---- but, I'm sure that I will have in the coming month.
I give them suggestions as to WHOM to call --- but the choice is their's --- I, like you, reassure my clients that I am not going to disappear after the sale is completed! My business is 99% referral --- I want to know that whomever I recommend is going to do their best to service my buyer/seller --- not just show up & collect a fee for a few hours of labor. There was a fire in the Royal Oak Estates this month --- due to the dryer vent on the 2nd floor --- caused major damage to this approx 4000 sq ft home. Look forward to working with you in the future, JR Re/Max Integrity"
I have attached the information that I presented at the meeting. I created a presentation outline for them to follow along, and to read afterwards since I only had ten minutes. They seemed to really be attentive when I directed them to a certain section of this outline. I also presented the "Dog Chasing Man" newsletter that we worked on last month for them to read afterwards.
I put all this information in a plain yellow file folder and paper clipped my business card to the newsletter. And printed out my company name on the tab with a $15.00 label maker from Wal Mart.
I also wrote "Congratulations! You're The Lucky Winner!" on the back of a folder for a free home inspection. This really got a great response from the Agents. I left the meeting just short of a standing ovation!
Since I felt like I was on a roll and in the right frame of mind, and had all the material on hand, I stopped by three more realty offices and scheduled two more sales meetings.
Besides the "Dog Chasing Man" letter, I based my presentation outline on the "Talking Points For Sales Meeting" and the "Top 10 Tips for a Successful Network Marketing Presentation" articles. Keep in mind that I edited these to fit my needs. I thank you constantly for all that you do for us all, and I feel as if that's not enough. The materials and affiliations that you provide us are extremely effective if implemented. So again, THANK YOU! David Beckner Mid-Ohio Inspections PS: I found this ironic. Our Home Inspection Tip of the Month was about cleaning out your dryer vent and the agent told me of a fire that recently happened here in Mansfield. Your Tip of the Month and Asset Management is an awesome combination! And made me shine!

Just wanted to let you know that I went on the web site last night took one of the direct mail letters, copied and pasted it into an email and made some minor changes. I put all of my info in and emailed allot of my past agents that I haven't gotten any business from; long story short I have been getting great response. That was one night, 1 hour I am very excited and I can't wait to do more. Man you were right I will keep you posted.
